Stephen Curry drops $11.8 million on a luxe San Francisco apartment near the Golden State Warriors new Chase Center arena

At first glance, there isn’t much that stands out about the vacant, two-story masonry and concrete building that, for more than half a century, has stood at the corner of 20th and Illinois streets in San Francisco’s Dogpatch neighborhood. But its sale, which closed on Wednesday, raises eyebrows because of who bought it: Golden State Warriors star Stephen Curry.

The property, located at 600 20th St. and within walking distance of Chase Center, home of the Warriors, traded hands for $8.5 million — nearly six times higher than what it sold for in 2021. Real estate agency Touchstone Commercial Real Estate Partners brokered the deal but declined to comment.

The property, which has been pitched for redevelopment into a five-story mixed-use building, will serve as the new headquarters for Thirty Ink, Curry’s off-court business enterprise. A representative of the company said it plans to vacate its Howard Street location in the SoMa neighborhood. The number thirty is Curry’s Jersey number.

The company’s office serves Curry’s eight businesses and 13 entities. It focuses on endeavors “spanning across athlete management, brand, fitness, lifestyle, impact, media, philanthropy, and technology with a shared mission to Elevate the Under,” per a statement shared with the Chronicle.

Thirty Ink’s representative said that the hope is the company’s move to Dogpatch, historically an industrial corner of the city, will contribute to the area’s “revitalization,” and that it will be a part of redeveloping the “underutilized” neighborhood into “market-rate space.”

The property is located across the street from the historic Bethlehem Steel building, where luxury home furniture store Restoration Hardware opened its doors in 2022.

It is also on the edge of the Pier 70 redevelopment project at the central waterfront, which involves the rehabilitation of historic buildings on the site and the additions of more than 1,100 homes, as well as retail space and new neighborhood amenities.

Permits to demolish the existing building at 600 20th St. are pending approval, said Dan Sider, the San Francisco Planning Department’s chief of staff. He confirmed that the proposed project won approval by the Planning Commission in April. The Thirty Ink representative said that additional approvals are needed to greenlight the proposed building.

According to documents on file with the department, the new building will span about 25,000 square feet and feature 2,680 square feet of lab space, close to 9,000 square feet of office space, roughly 3,300 square feet for arts activities, and a single, three-bedroom unit on the fifth floor. A roof deck and green roof space are also part of the plan.

Curry’s purchase of the Dogpatch property comes after he and his wife, Ayesha, bought a new condo in downtown San Francisco in 2020. The couple agreed to pay $8 million for a 2,800-square-foot unit on the 30th floor of the Four Seasons Residences, a new 146-unit condo building at 706 Mission St. The Currys also own a $31 million home in Atherton that was purchased in 2019 and bought a mansion in Florida for $2 million in 2022.
